A noticeable shift is taking place in Bengaluru’s rental housing market, as more IT professionals, students, and young workers are opting for compact 1RK (one-room kitchen) apartments over larger, more expensive flats. The trend is gaining traction especially in areas near major IT corridors and locations with strong public transport connectivity.

Neighborhoods such as Whitefield, HSR Layout, Marathahalli, Indiranagar, and Koramangala are seeing rising demand for 1RK units. These micro-apartments are typically available for Rs 20,000–Rs 22,000 per month in IT-centric localities like Whitefield and Marathahalli. In more upscale neighborhoods like Indiranagar and Koramangala, where 2BHK rentals can reach up to Rs 80,000, 1RK flats serve as an affordable alternative.
The main draw for tenants is the convenience of living closer to workplaces and educational institutions, saving significant time lost in the city's notorious traffic. Many professionals also use these units as weekday accommodations, returning to their family homes over the weekend.
Real estate analysts attribute this growing demand to escalating rents in central areas and the increasing need for functional, low-maintenance housing. With metro lines expanding and bus connectivity improving, even peripheral areas are becoming viable residential options.
As affordability and convenience take precedence over space, Bengaluru’s housing landscape is witnessing a clear tilt towards compact urban living.
