In a significant development for property owners in Bengaluru, the Bruhat Bengaluru Mahanagara Palike (BBMP) is all set to launch an online process to convert B Khata properties into A Khata. BBMP Chief Commissioner Maheshwar Rao confirmed that the state government has already issued an official order to initiate the A Khata conversion for properties listed under B Khata.

Speaking to the media, Rao stated that the civic body is currently working on finalising the framework and will release the official guidelines within the next two weeks. Once published, property owners will be able to apply for A Khata certificates online through the BBMP portal.

“People must follow the regulations once the guidelines are issued. The process will be completely digital and transparent,” said the Commissioner. On the matter of conversion charges and the cost involved, Rao clarified that the pricing structure is still under discussion and will be finalised at the government level. “The details on the fee structure and eligibility will be part of the official guidelines,” he added.

This move is expected to benefit thousands of property owners who currently hold B Khata documents, which are often seen as secondary records not accepted for legal or loan-related purposes. A Khata status is essential for property regularisation, building plan approvals, and availing loans.

The BBMP’s initiative to digitise and simplify the Khata conversion process could significantly reduce red tape, eliminate middlemen, and provide ease of access to rightful documentation.
