With property prices in Bengaluru’s central areas climbing steadily, homebuyers are increasingly faced with a common dilemma: purchase an older apartment in a prime location or invest in a modern flat on the city’s outskirts. The decision is shaping property trends in the city as affordability and convenience collide.

Older apartments located in central, well-connected neighbourhoods are often priced 10–13% lower than newer builds, making them attractive for buyers prioritising access to workplaces, schools, and public transport. These homes typically lack modern amenities but offer immediate connectivity and established infrastructure.

In contrast, newly built flats on Bengaluru’s outskirts promise more in terms of space, design, and lifestyle perks such as clubhouses, swimming pools, and landscaped gardens. While these developments may involve longer commutes and slower infrastructure growth, they offer better long-term appreciation and are suited to families seeking a modern living environment.

One example of this growing trade-off was recently discussed online, where a buyer considered a 16-year-old 3BHK flat for ₹1 crore in Kadubisanahalli. The central location and proximity to upcoming metro connectivity made it a tempting offer, even without basic amenities.

Ultimately, experts say the choice depends on the buyer’s lifestyle needs, budget, and willingness to compromise on either convenience or comfort.
