Bengaluru has emerged as India’s leading hub for Global Capability Centres (GCCs), capturing 40% of the country’s GCC office leasing market from 2022 to June 2024. The city also boasts the largest GCC talent pool, accounting for 34% in the first half of 2024. Its dominance is fueled by a vast technology workforce, a mature tech ecosystem, and a thriving start-up scene. With two million technology professionals—the highest in India—Bengaluru continues to attract global corporations.

While technology and Banking, Financial Services, and Insurance (BFSI) remain the primary GCC drivers, sectors like retail, aerospace, semiconductors, and life sciences are also expanding their footprint. The upcoming GCC policy in Karnataka is expected to further boost investments and job creation.

Between 2022 and mid-2024, GCCs leased approximately 53 million sq. ft. of office space across major Indian cities, including Bengaluru, Hyderabad, Chennai, Pune, Delhi-NCR, and Mumbai. In the first half of 2024 alone, GCC leasing rose 8% year-on-year, making up 37% of total office leasing in India.

Technology firms remain the largest GCC occupiers, leasing 15 million sq. ft. over the past two and a half years. Meanwhile, hedge funds, private equity firms, and engineering companies are expanding, leveraging India’s cost advantage. With 1.66 million professionals employed in GCCs nationwide, India's talent is evolving beyond traditional service roles, reflecting the sector’s growing maturity.
