Bengaluru property owners can now access electronic ownership documents through a newly launched eKhata system, providing eKhatas for both A Khata and B Khata properties. The Bruhat Bengaluru Mahanagara Palike (BBMP) introduced the system on October 1, aiming to streamline access to property records online.

Senior IAS officer Munish Moudgil, overseeing land record digitization, announced that over 21 lakh eKhatas have been digitized and are available for download via the BBMP website. “All existing Khatas in BBMP registers—both A and B—have been digitized. Citizens can download them anytime, without visiting any office,” Moudgil stated.

Officials are addressing public misconceptions, emphasizing that the system applies equally to both A Khata (properties with verified documents) and B Khata (properties with documentation irregularities). This online initiative reduces reliance on intermediaries and ensures citizens can directly access their property documents.

B Khata properties, often including unauthorized layouts or buildings lacking approvals, have long posed challenges for owners. While these properties contribute to BBMP's tax revenue, owners face restrictions, such as being ineligible for bank loans or occupancy certificates.

The BBMP has proposed several measures to regularize B Khata properties, and in its 2022-23 budget, projected Rs 1,000 crore in revenue from conversion schemes aimed at upgrading B Khata properties to A Khata.
