Airbus India leases 1.51 lakh sq ft in Bengaluru for ₹97 lakh/month, expanding its GCC footprint to nearly 8 lakh sq ft
Global aerospace and defence major Airbus India Private Limited has expanded its footprint in Bengaluru by leasing an additional 1.51 lakh square feet of office space at Titanium Tech Park, taking its total occupancy in the commercial tower to nearly 8 lakh square feet. The latest transaction has been signed for an eight-year term at a combined monthly rental of ₹97.09 lakh, according to lease documents accessed by CRE Matrix.
The new deal covers the entire third and fourth floors of the building, measuring 1,14,955 sq ft, along with 36,755 sq ft on the ground floor. The agreed rental stands at ₹64 per sq ft per month. Of the total monthly outgo, ₹73.57 lakh accounts for the upper floors, while ₹23.52 lakh pertains to the ground floor space.
The lease for the third and fourth floors commenced on January 1, 2026, with rent payments beginning May 1, 2026. The ground-floor lease started earlier, from November 1, 2025, with rentals effective March 1, 2026. Both agreements are valid until October 31, 2034.

As part of the transaction, Airbus has secured 154 car parking slots for the upper floors and 49 for the ground floor, with parking charged at ₹3,675 per slot per month. The security deposit totals approximately ₹6.27 crore, including ₹4.75 crore for the upper floors and ₹1.52 crore for the ground level.
The expansion follows a major leasing transaction last year, when Airbus took over 6.2 lakh sq ft in the same tower to establish its global capability centre (GCC). That agreement included a scalability clause allowing the company to add another 1.5 lakh sq ft after a year, potentially raising its total footprint to around 8 lakh sq ft, along with an option to extend the tenure by five years.
