Bengaluru’s PRR-2 project will include six new layouts, major compensation in land and cash for landowners, and the city’s largest BDA layout near Kaggalipura with an industrial zone.

The Bangalore Development Authority (BDA) has received the green light from the state government to move ahead with the creation of six new residential layouts along the proposed Peripheral Ring Road-2 (PRR-2). This stretch will form a critical part of Bengaluru’s outer transport loop, linking Tumakuru Road to Hosur Road through Magadi Road, Mysuru Road, and Kanakapura Road.

Among the proposed developments, the largest layout-spanning more than 4,200 acres-will be located along Kanakapura Road and include a planned industrial hub. This zone will cover areas such as Kaggalipura, which is one of the three shortlisted sites for the city’s second international airport. Harohalli, situated roughly 15 kilometres away on Kanakapura Main Road, is another contender for the airport location, while the third proposed site is along the Nelamangala-Kunigal Road.

The remaining five layouts will be much smaller in scale, with one occupying only 84 acres. According to a senior BDA official, the authority has deliberately chosen land parcels that have minimal existing development to ensure smoother project execution.

The plan adopts the same land acquisition and compensation approach used for the Nadaprabhu Kempegowda Layout (NPKL), where landowners were granted 40% of the acquired area back as developed plots and the remaining value as cash compensation. This model will be implemented under the BDA Act, 1976, for both PRR-2 construction and the associated layouts.

PRR-2 is set to stretch 53 kilometres in total, of which 10 kilometres, linking Mysuru Road to Magadi Road, has already been completed as part of the NPKL project. The balance 43 kilometres will be executed in two sections: a 35-kilometre link between Hosur Road and Mysuru Road requiring around 860 acres, and an 8-kilometre link from Magadi Road to Tumakuru Road. All affected landowners will be compensated with developed plots in the new layouts.

The Peripheral Ring Road forms a key component of the Bengaluru Business Corridor initiative. Its first phase, a 67-kilometre link between Tumakuru Road and Hosur Road via Ballari Road, Old Madras Road, and Sarjapur Road, is being funded through a HUDCO loan estimated at ₹27,000 crore (with some reports citing ₹3,27,000 crore). The second phase, PRR-2, has been officially classified as a major arterial road.

BDA officials have also clarified that completion of pending work in earlier layouts will take priority before full-scale development begins on the new six layouts.
