Bengaluru opens premium FAR applications after HC green signal

After the Karnataka High Court dismissed challenges to zoning rules, the Greater Bengaluru Authority has started accepting applications for premium FAR. Builders and landowners can now seek up to 0.4 additional FAR, expected to bring ₹2,000 crore in yearly revenue.

With court hurdles cleared, the Greater Bengaluru Authority begins accepting applications for premium FAR, unlocking new development potential and aiming to generate ₹2,000 crore annually.

The Greater Bengaluru Authority (GBA) has officially opened applications for premium Floor Area Ratio (FAR), enabling landowners and builders across the city to secure additional development rights. This move comes immediately after the Karnataka High Court dismissed petitions challenging the city’s zoning regulations, clearing the way for the long-pending rollout.

According to senior officials, the decision marks a major step in Bengaluru’s urban development strategy. With the premium FAR framework now operational, the GBA expects to generate around ₹2,000 crore annually, offering a significant boost to municipal finances. The funds are likely to support infrastructure and civic enhancement projects across the city.

Additional Chief Secretary for Urban Development, Tushar Girinath, said the premium FAR mechanism would ensure efficient utilisation of high-value land parcels while also creating a sustainable revenue stream for civic bodies. As per the approved guidelines, applicants can obtain up to 0.4 additional FAR, with the permissible limit depending on the width of the adjoining road.

The rollout is expected to benefit developers seeking vertical expansion, especially in dense urban pockets where land availability is limited. With legal uncertainties now resolved, the GBA has begun preparing for a surge in applications from both large builders and individual property owners.
