The city’s property governance moves to a fully online, faceless model with E-Aasthi integration, auto-routed approvals, and a simplified B-Khata to A-Khata conversion process.
Deputy Chief Minister DK Shivakumar on Saturday announced a major reform in the city’s property administration, introducing what he described as an “E-Khata revolution.” The initiative marks a shift to a fully online, faceless and transparent system for property document management across the Greater Bengaluru Authority (GBA) limits.
Shivakumar, in a statement shared on X, said residents can now apply for E-Khata digitally using the BBMP’s E-Aasthi portal or by visiting Bengaluru One centres. Citizens will no longer be required to physically visit municipal offices, a move aimed at curbing middlemen, eliminating delays, and reducing corruption complaints that have persisted for years.

Now, citizens can apply for E-Khata online or through Bengaluru One centres.

According to the Deputy CM, over 25 lakh property records have already been migrated to the E-Aasthi database. Through this upgrade, users can instantly access ownership documents, tax details, and mutation status. Every application filed online will now be automatically routed to the approval dashboard, ensuring time-bound processing and full transparency in tracking applications.
Calling it a step toward a citizen-friendly civic ecosystem, Shivakumar said the new system would make Bengaluru’s property governance “simple, transparent and efficient.”

In a parallel reform, the state government has also introduced a streamlined, end-to-end mechanism to convert B-Khata properties into A-Khata. The process covers both existing B-Khata sites and newly regularised plots that are now eligible for full A-Khata certification.
