Karnataka Housing Board issues warning on illegal plot sales

KHB warns against illegal plot sales in Suryanagar Phase-4. Symbolic letters aren’t ownership; buy only with official allotment, registration, and e-Khata

The Karnataka Housing Board (KHB) has issued a strong public advisory cautioning citizens against purchasing residential sites in the Suryanagar Phase-4 housing project through so-called “plot selection letters.” Officials clarified that such transactions are illegal and could expose buyers to fraud and financial loss.

Project Background

According to the Housing Commissioner, the project involves land acquisition of 1,498 acres and 39 guntas across Indlawadi, Kadujakkanahalli, and Bagganadoddi villages in Anekal taluk, Bengaluru Urban district. The acquisition was carried out under Section 6(1) of the Land Acquisition Act. Development of the residential layout is currently underway, with the scheme structured on a 50:50 sharing model between the Housing Board and landowners. Under this arrangement, half of the developed land is returned to land losers.

Clarification on Selection Letters

The Board emphasized that the symbolic plot selection letters issued to landowners are merely indicative documents, identifying plots reserved for them. These letters do not grant any legal rights to transfer, sell, or enter into agreements.

Illegal Practices Detected

Officials revealed that some landowners have been misusing these symbolic letters to execute sale agreements and transfer sites to unsuspecting buyers. Alarmingly, instances of fake and forged selection letters have also surfaced, which the Board described as a serious violation of law.

Advisory to Citizens

KHB has urged the public to exercise caution and purchase sites only after receiving formal allotment letters issued by the Board, followed by proper registration and issuance of e-Khata. The authority warned that it will not be held responsible for any losses incurred through unauthorized transactions.

This warning serves as a reminder for prospective buyers to verify documents thoroughly and rely solely on official allotments to avoid falling victim to fraudulent practices.
