KHB plans a 500-acre township near Kengeri to provide affordable homes for EWS, LIG, and MIG families, boosting housing and connectivity in Bengaluru

The Karnataka Housing Board (KHB) has unveiled plans to develop a large-scale township spanning 500 acres in villages near Kengeri, Bengaluru. The project is expected to provide a major boost to housing availability in the city, particularly for middle-class families and those without property ownership.

Tenders have been invited through the Karnataka Public Procurement Portal for land acquisition and for appointing an architectural and engineering firm to design and execute the township. The proposed development will be located in B.M. Kaval and surrounding villages of Kengeri Hobli in Bengaluru South taluk, within the Bengaluru Urban district. The deadline for submission of bids has been set for February 3.

The township is being planned with a focus on economically weaker sections (EWS), low-income groups (LIG), and middle-income groups (MIG). The initiative aligns with the state government’s broader objective of providing 10,000 houses to landless families in urban areas. Several housing complexes are expected to be constructed as part of this scheme.

B.M. Kaval, situated along Mysuru Road, has been identified as a strategic growth zone due to its proximity to NICE Road and improved connectivity through the Purple Line extension of Namma Metro. Urban planners anticipate that the project will significantly strengthen residential infrastructure in Bengaluru’s western corridor, easing pressure on the city’s housing market.

The land acquisition process began in July 2025, with notifications issued for acquiring land in B.M. Kaval. A 50:50 compensation model will be followed, under which landowners will receive half of the developed plots as compensation, while the remaining land will be utilized by KHB for housing schemes. Of the total land earmarked, 41 acres of government-owned ‘kharab’ land have already been identified, while acquisition of private land is underway.

Experts in urban development view the township as a crucial step toward addressing Bengaluru’s housing shortage and promoting planned urban expansion. By targeting affordable housing for diverse income groups, the project is expected to help thousands of families realize their aspiration of owning a home in the city.
