Nagawara metro station to get Bengaluru’s first major commercial hub built above a station

BMRCL is developing a four-storey commercial complex above the upcoming Nagawara Metro station on the Pink Line. With 5.7 acres of built-up space, a multi-level parking facility and direct station integration, the project is set to become a new commercial hub by 2026.

BMRCL plans a four-storey commercial complex atop Nagawara Metro station, marking one of Bengaluru’s most ambitious transit-linked developments.

Bengaluru is preparing for a major infrastructure milestone as the Bangalore Metro Rail Corporation Limited (BMRCL) moves ahead with an expansive commercial complex directly above the upcoming Nagawara station on the Pink Line. Set across nearly six acres, the new development is poised to become one of the city’s most significant transit-oriented hubs.

The project features 23,392.24 sq. m. of built-up space spread across four floors, accompanied by a 3,225.73 sq. m. multi-level parking facility next to the underground station. Structural work for the lower two floors, comprising columns, slabs and beams, is already complete, while the remaining upper floors are expected to take shape within the next 8–10 months.

The planned complex is designed to accommodate Grade A office spaces, premium retail formats, co-working hubs or even mall-style developments. The layout allows room for dedicated lifts and escalators linked directly to both the concourse and platform levels, enabling seamless movement between transit and commercial spaces.

Nagawara station, scheduled to open in December 2026, is strategically located near major employment zones such as Embassy Manyata Tech Park and Karle Town Centre. The location will also act as a crucial interchange for airport-bound passengers, with the Blue Line’s elevated station, expected by December 2027, set to rise above the Outer Ring Road flyover. Both stations will feature linked concourses for easy transfers.

This is BMRCL’s third major property development announcement this year. The corporation has already proposed an 11-storey commercial tower with basement parking at KR Puram and unveiled plans for a massive commercial project above Majestic station, expected to feature over one million sq. m. of space and the network’s largest parking facility. These ventures are part of a broader strategy to increase non-fare revenue to nearly 15% of farebox earnings.
