Avalahalli Police detain Ashwin Sancheti in a major forgery case involving 10 acres of land in Bandapura village, where fake documents were allegedly created and submitted to court.
In a major crackdown on an alleged high-value land scam, the Avalahalli Police have taken Sattva Group Managing Director Ashwin Sancheti into custody. He is the prime accused (A1) in a case involving the creation of fake documents to illegally acquire 10 acres of land located in Bandapura village, under survey numbers 20, 21, and 44/1.
According to the police, the disputed land, worth several thousand crores at current market value, has been lying vacant since 1976. This made it a target for misuse, and over the years, three different gangs allegedly created forged documents and submitted them before the court in an attempt to transfer ownership illegally.
The complaint was filed by Venkattappa, who had received a GPA from the original owner Radha. Radha and her husband Krishnan had legally purchased the property in 1978 from the earlier owner, Muddappa. After Krishnan’s death in 1986, the land records (pauti khata) were transferred to Radha’s name. With no children, Radha later moved to her hometown in Tamil Nadu.

Years later, when Radha returned to inspect the land, she discovered that multiple fake documents had been created between 2022 and recent years. These forged papers had allegedly been presented before the court to claim ownership of her land.
Radha filed a formal complaint with the Regional Commissioner, submitting all original documents to establish her ownership. Based on the evidence, authorities have now directed that the khata be restored to Radha's name as per the genuine records.
Following the investigation, police have registered a case against 15 individuals, including key conspirators involved in forging documents and attempting to seize the property. Ashwin Sancheti, named as the prime accused, has been taken into custody for detailed interrogation.

The investigation is ongoing, and officials say more arrests are likely as they uncover the full extent of the land forgery network.
