Bengaluru’s ultra-luxury apartment market, featuring homes priced at ₹10 crore and above, has achieved a significant milestone by surpassing ₹1,000 crore in annual sales for the first time in FY25. This record-setting performance signals a major shift in the city’s premium real estate sector, driven by increasing demand from high-net-worth individuals and startup leaders.

A recent report by India Sotheby’s International Realty and CRE Matrix revealed that 42% of the city’s luxury home sales in the ₹10 crore+ category over the past four years occurred in FY25 alone. The surge is attributed to the city's booming tech economy, ongoing infrastructure enhancements, and evolving aspirations among affluent homebuyers.

Hebbal emerged as the top-performing locality, accounting for 22% of the total sales in this segment. Other emerging high-end areas include Domlur, Sudhamnagar, and Bommanahalli, reflecting a growing appetite for premium housing across diverse city zones.

Spacious apartments between 5,000 to 7,000 sq. ft. are seeing strong traction, with buyers showing a clear preference for larger, more luxurious living spaces.

With discerning buyers prioritizing both lifestyle and investment potential, Bengaluru’s ultra-luxury real estate landscape is undergoing rapid transformation. As the market matures, experts anticipate continued steady growth and a greater focus on quality and innovation in high-end residential offerings.
