Bangalore Metro Rail Corporation Limited (BMRCL) is set to develop a multi-level parking facility and commercial space near KR Puram station under an integrated property development initiative aimed at boosting non-fare revenue.

The proposed greenfield project will comprise an 11-storey building, along with a ground floor and two basement levels. Located just 50 metres from the upcoming interchange station connecting the Purple and Blue lines, the development is expected to enhance commuter convenience while generating additional revenue.

Raghavendra Rao, Deputy Chief Engineer (Property Development Division) at BMRCL, reportedly confirmed that the project will follow a public-private partnership (PPP) model with a 30-year tenure. The two basement levels will be dedicated to parking, while the upper floors will house commercial establishments, including office spaces, retail outlets, and shopping malls.

BMRCL anticipates significant revenue from the initiative, with an upfront non-refundable premium of ₹10 crore and a minimum annual licence fee of ₹2 crore. The metro authority has already invited bids for the project, with May 13, 2025, set as the submission deadline.

The selected private partner will be responsible for designing, financing, constructing, operating, and transferring the project. The concession period includes a two-year construction timeline, with completion expected by 2027.

This development aligns with Namma Metro’s strategy to leverage real estate opportunities and strengthen financial sustainability.
