Google India has renewed its lease for around 870,000 square feet of office space in Bengaluru, reinforcing its presence in the city’s technology corridor. The five-year lease, valued at Rs 90 crore annually, encompasses two towers—Kyoto East and Kyoto West—within the Bagmane Capital Business Park on Outer Ring Road, Mahadevpura.

This business park is strategically located near Google Ananta, the tech giant’s largest facility in India, which can accommodate up to 5,000 employees. The renewed lease covers 4.52 lakh sq ft in Kyoto East at a monthly rent of Rs 3.9 crore and 4.2 lakh sq ft in Kyoto West at Rs 3.6 crore per month. The rent for both spaces is fixed at Rs 86.25 per sq ft, and the combined agreement includes a security deposit of Rs 38.44 crore.
The lease was officially registered in April 2025 and involves Bagmane Constructions, a leading developer known for high-grade commercial office spaces. Bagmane Capital Business Park spans 10.5 million sq ft in total area, of which 5.5 million sq ft is already operational. An additional 1.5 million sq ft is under development, with 3.5 million sq ft earmarked for future growth.
With this renewed commitment, Google continues to solidify its operations in India’s tech capital, aligning with its long-term growth and infrastructure strategy in the region.
