Namma Metro’s proposed 36-km Hebbal-Sarjapur corridor will feature a significant shift in planning, with more than half of its stations incorporating additional parking and commercial development spaces. This new approach aims to increase non-fare revenue and reduce reliance on state government grants. The project, outlined in the Detailed Project Report (DPR), will see approximately 15 lakh square feet of commercial space and 2 lakh square feet of parking across 17 stations on the 28-station line, some of which will be underground.

Plans include up to 1.6 lakh square feet of built-up area at certain stations for non-Metro uses like shopping malls and office spaces. The Bangalore Metro Rail Corporation Ltd (BMRCL) is looking to partner with private developers to exploit the commercial potential of these stations, with developers expected to handle over 75% of the property development. The BMRCL is also funding extra floors at some stations.
Key stations like Sarjapur, Carmelaram, Koramangala 2nd Block, Dairy Circle, and Basaveshwara Circle will be designed with provisions for private investment. The 36.58-km stretch, connecting Sarjapur to Kempegowda International Airport, is part of Phase III-A, which is expected to cost Rs 28,405 crore. The project will take six years to complete once approved by the Union government. This shift marks a major change in Namma Metro’s development strategy.
