Prestige group to build elevated flyover linking tech park to Outer Ring Road in Bengaluru

Real estate major Prestige Group is set to develop a 1.5-km elevated flyover in the Bellandur area of Bengaluru, enhancing connectivity between its upcoming tech park and the city’s busy Outer Ring Road (ORR). The new structure will run parallel to an existing public road and skirt a stormwater drain, offering much-needed congestion relief in the area.

The Bruhat Bengaluru Mahanagara Palike (BBMP) has formally approved the infrastructure initiative, which will be entirely financed by Prestige. As part of the agreement, the developer will also undertake the widening of Kariyammana Agrahara Road—one of the region’s most bottlenecked stretches.

Initially proposed in August 2022 and revised in late 2023, the flyover plan was driven by traffic woes on Old Airport Road via Yemalur and other arterial routes. The upcoming Prestige Beta Tech Park, currently under construction, is expected to host over 5,000 professionals upon completion.

The BBMP's clearance came in April 2025, with conditions that the flyover remains open to the general public and not be limited to private use. Prestige is also eligible for Transferable Development Rights (TDRs) for land contributions to the public road network.

Additionally, the firm will build a 40-foot-wide connector road aimed at reducing travel distance to Sakra Hospital Road by 2.5 km. The flyover plan follows the tech park’s approval by the Bangalore Development Authority (BDA) in September 2023.
