The iPhone maker strengthens its India footprint with a massive office lease in Bengaluru, even as it ramps up exports and production operations.
In a major boost to its India operations, Apple India has signed a long-term lease for a sprawling 2.7 lakh sq ft office space at Embassy Zenith in Bengaluru, according to data from analytics firm Propstack. The lease, effective April 3, 2025, spans 10 years and covers nine floors, from the 5th to 13th, including parking space.

The iPhone maker will pay a starting monthly rent of Rs 6.3 crore at a rate of Rs 235 per sq ft, with annual escalations of 4.5%. Over the decade-long lease, Apple is expected to shell out more than Rs 1,000 crore in rent, car park, and maintenance charges. The company has also deposited Rs 31.57 crore as security.

Apple, which has emerged as India’s largest mobile phone exporter with shipments worth Rs 1.5 lakh crore in FY 2024-25, has already established significant engineering bases in Bengaluru and Hyderabad. Its latest leasing move underscores the company’s confidence in India as a long-term hub, despite criticism from US President Donald Trump, who recently voiced concerns over Apple’s expansion outside the US.
The Embassy Group-developed property further consolidates Apple’s corporate footprint in Bengaluru, a city that has become central to the company’s design and R&D operations. Apple declined to comment on the lease.

Notably, this expansion comes even as Apple’s manufacturing partner Foxconn has begun small-scale iPhone 17 production at its new facility in Devanahalli, strengthening Bengaluru’s position as a global iPhone production hub.
