70-acre defunct NGEF factory land is being redeveloped into a state-of-the-art green park with cultural hubs, eco-tourism attractions, and recreational spaces, reviving Bengaluru’s ‘Garden City’ charm.
Bengaluru’s eastern corridor is set to get a stunning new green lung space as the Karnataka Industrial Areas Development Board (KIADB) transforms 70 acres of the defunct NGEF (New Government Electrical Factory) premises in Baiyappanahalli into an ultra-modern ‘Tree Park’. With a vision to revive Bengaluru’s lost ‘Garden City’ identity, the project combines eco-friendly features, recreational hubs, and cultural attractions to create a unique tourist and community-centric destination.

The project is being developed in two phases, with Phase 1 currently underway at a cost of ₹10 crore. The first phase covers 5 to 20 acres and will include an entry plaza, walking paths, a children’s play area, public toilets, cycle docking stations, a food court and café, sculpture court, informative signage boards, relaxation lounges, and a 1.4 km walkway. Although work was expected to be completed by July 2025, unexpected design revisions and heavy monsoon rains have pushed the deadline by six months — now targeting year-end inauguration.
Officials clarified that strict environmental protocols are in place: no trees will be cut, existing greenery will be preserved, and no ecological harm will be caused during construction.

Phase 2, estimated to cost ₹15–20 crore, is in the DPR stage and will introduce a cutting-edge Innovation Hub, Cultural Arts Centre, nursery, sports complex, multipurpose auditorium, Wi-Fi zones, and architecturally significant structures.
This project also celebrates Bengaluru’s industrial and cultural legacy. NGEF, established in 1956 with German collaboration, was once a premier manufacturer of pumps, switchgears, and transformers before shutting operations in 2002. A portion of the 240-acre land is already home to the Baiyappanahalli Metro station and depot. In 2022, the government announced an ‘Innovation Experience Museum’ as part of the ‘Experience Bengaluru Project’, preserving industrial heritage sites like NGEF and Mysore Lamps Works.
