Bengaluru’s average apartment size grew 21% between 2023 and 2025, reflecting strong demand for spacious 3BHK/4BHK homes
Average apartment sizes across India’s leading cities have expanded significantly in recent years, underscoring a clear preference for larger, more premium homes. Bengaluru, in particular, has emerged as one of the strongest performers. Between 2023 and 2025, the city’s average home size grew by about 21%, reflecting a decisive shift toward spacious living. This surge places Bengaluru among the top gainers, alongside Chennai, which posted a 24% rise. The trend highlights how Bengaluru’s buyers are increasingly opting for expansive 3BHK and 4BHK layouts, often with study rooms, despite higher price tags.
Across the top seven cities, average unit sizes rose 17% in two years, from roughly 1,420 sq ft in 2023 to about 1,676 sq ft in 2025. Hyderabad now leads with the largest homes at 2,600 sq ft, followed by NCR, which saw the steepest jump of 30% thanks to luxury supply. By contrast, Kolkata and Pune recorded only modest growth of 2% and 5%, while MMR, despite a 12% increase, continues to have the smallest homes at just 904 sq ft.

The broader post‑pandemic shift is even more striking: between 2019 and 2025, average sizes across these cities climbed 45%, from 1,140 sq ft to 1,656 sq ft. NCR nearly doubled, while Hyderabad rose 53%. As Anuj Puri of Anarock observed, larger configurations have become mainstream, and Bengaluru’s strong growth cements its position as a city where demand for spacious, premium living is reshaping the housing market.
