Bengaluru housing projects flaunt pools as lifestyle perks, but many remain unused. High upkeep raises costs by 15–20%. Despite this, pools still attract buyers
Swimming pools have become a standard feature in Bengaluru’s residential projects, often showcased in glossy brochures as symbols of luxury and modern living. Yet, many residents find these amenities underutilised once they move in, raising questions about whether the premium attached to them is justified.
For developers, pools serve as powerful marketing tools. In competitive micro-markets where pricing and location are similar, a pool differentiates projects and enhances perceived lifestyle value. Buyers are often drawn to the aspirational appeal during site visits, even if actual usage later proves limited.
Behavioural factors also play a role. Residents may initially feel enthusiastic about swimming but often postpone regular use due to busy schedules. Maintenance challenges further discourage participation. Pools require constant filtration, chemical balancing, and supervision, and poor upkeep can lead to hygiene concerns. When usage drops, management committees hesitate to spend on cleaning and staffing, creating a cycle of neglect.

Costs are another consideration. Real estate experts note that societies with pools typically see maintenance charges rise by 15–20%, depending on pool size and the number of apartments sharing expenses. While larger gated communities distribute costs more evenly, the premium remains compared to projects without pools. Apartments overlooking pools also command higher prices, with pool-facing units in Bengaluru selling for about ₹1.3 crore compared to ₹1.1–1.2 crore for similar non-pool-facing homes—a premium of roughly 10%.
Despite these drawbacks, pools continue to attract specific buyer segments, particularly families with children and younger professionals. In mid- to premium housing projects, it has become increasingly rare to find gated communities without one. For many, the presence of a pool still signals exclusivity and upward mobility, even if day-to-day usage is limited.
As Bengaluru’s housing market evolves, the debate persists: are swimming pools genuine lifestyle assets or costly add-ons that few residents truly benefit from?
