Gunjur emerges as Bengaluru’s fastest-growing housing hub with a record 8,558 unit launches

Once a quiet suburb on Bengaluru’s eastern edge, Gunjur has rapidly evolved into a thriving residential hub, driven by demand from the city’s expanding technology workforce. Data from PropEquity shows that between Q1 2022 and Q2 2025, nearly 9,031 units were launched in the area, with 7,635 absorbed by buyers.

The Gunjur residential hub’s appeal lies in its location close to Whitefield, Sarjapur Road, Brookefield and Bellandur, all of which are major IT corridors. Housing sales touched 2,828 units in 2024, reflecting a 10% year-on-year growth, while another 1,100 units changed hands in the first half of 2025. Prices have also seen a sharp rise, climbing from ₹4,800 per sq. ft. in 2020 to ₹11,850 in 2024—a 146% jump over five years.

Connectivity bolstered growth

Connectivity upgrades have played a crucial role in this growth. Projects such as the CDP Road, Varthur-Sarjapur Road widening, and the upcoming six-lane Bengaluru Business Corridor are strengthening linkages to the city and the airport. Proximity to the new suburban railway station and proposed metro routes further enhances its accessibility.

Between 2020 and 2024, Gunjur recorded 8,558 unit launches, a 150% increase compared to the previous five-year period. Of these, 7,745 were sold, underscoring strong absorption trends. Demand is led by 3BHK apartments in the ₹1–2 crore bracket, catering largely to mid-to-senior level professionals.

Alongside strong numbers, Gunjur’s social infrastructure—schools, hospitals, malls and green spaces—has bolstered its liveability, making it one of Bengaluru’s most promising long-term residential destinations.
