KIADB Aerospace Park drives North Bengaluru’s growth with 20,000+ homes, strong aerospace jobs, infra upgrades, and steady rental demand

North Bengaluru’s real estate landscape is witnessing a major transformation, with the Bagalur KIADB Aerospace Park emerging as one of the city’s most dynamic residential and investment hubs. Planned as a 3,000‑acre Special Economic Zone (SEZ), the park is not only home to leading aerospace companies but is also driving large‑scale housing development, with more than 20,000 residential units in progress.

Aerospace and Employment Growth
The park has already attracted global names such as Boeing India Engineering Technology Centre, Dynamatics, Collins, Safran HAL, and Magellan, alongside hundreds of MSMEs. By 2025, it created over 5,000 direct jobs for engineers, technicians, and R&D professionals, with employment expected to multiply by 2030. This steady inflow of talent has spurred demand for housing in the surrounding Bagalur‑Gummanahalli belt.

Residential Boom
Developers are responding with integrated townships and large enclaves catering to mid and upper‑mid segment buyers. Godrej Ananda offers 700–800 units of 1–3 BHK apartments, while Brigade El Dorado spans 50 acres with 5,000 units across 12 towers. Prestige Finsbury Park, a 25‑acre township, has nearly completed possession by 2026.

New launches between 2025 and 2028 are set to expand the market further. Puravankara’s 25‑acre enclave will deliver 2,600+ apartments with extensive open spaces and a 100,000 sq. ft. clubhouse.
