Majestic set for complete transformation as B’luru plans ₹1,500-crore redevelopment of KBS

Bengaluru’s Kempegowda Bus Station at Majestic will be demolished and rebuilt into a modern, fully integrated multimodal hub under a ₹1,500-crore PPP project. The 32-acre site will feature new terminals, commercial towers and direct links to metro and rail.

A full-scale rebuilding of Bengaluru’s busiest transit hub will integrate bus, metro, rail and suburban services while adding major commercial development under a PPP model.

In a major infrastructure push, the Kempegowda Bus Station at Majestic, Bengaluru’s most critical transport junction, is headed for a complete rebuild as part of a large-scale redevelopment valued at around ₹1,500 crore. The project aims to upgrade the ageing 32-acre terminal into a modern, integrated mobility and commercial hub designed to serve the city’s expanding transit needs.

The Karnataka State Road Transport Corporation (KSRTC) has taken the first step by appointing Gurugram-based Resurgent India Ltd as the consultant. The consultancy assignment, worth ₹6.5 crore and finalised on November 14, includes preparing a detailed study on land use, traffic circulation and commercial potential. The report is expected by the end of January, after which it will be placed before the state cabinet for approval. Tenders to identify a private developer are targeted for the second half of next year.

The redevelopment, announced in the state’s 2025-26 budget, will involve demolishing both the KSRTC and BMTC bus stations. The rebuilt complex will integrate the bus terminals with the KSR Bengaluru railway station, the Majestic metro station, and the planned suburban rail interchange. The plan also proposes direct connectivity between the concourse levels of each transport mode, including a dedicated link to the railway station canopy. These links will be assessed for technical feasibility by the consultant.

Officials familiar with the proposal noted that the project will follow a public-private partnership model in which the private developer will construct multi-storey commercial towers, retail zones and supporting infrastructure. Revenue will be shared with KSRTC and BMTC based on an agreed formula, with no capital investment expected from the transport corporations.

Ensuring uninterrupted transport services is a key priority, and construction will be executed in phases to minimise disruption. Currently, KSRTC handles a daily footfall of roughly 80,000 passengers, while the BMTC side sees nearly five lakh commuters. A total of 11,150 buses operate from the Majestic area every day, including 2,660 KSRTC buses, 283 buses from other state RTCs and about 8,200 BMTC services.

The redevelopment will also address the notoriously difficult pedestrian movement between the existing bus and railway stations. Although three subways currently link these facilities, commuters often avoid them due to frequent hawking, congestion and poor maintenance.

Majestic has been a central transit point since 1969, when the bus station was built on the reclaimed Dharmambudhi lakebed. Before that, city buses halted near Tulasi Thota on Thotada Chatrappa Road.

Parallelly, Namma Metro, already operating the city’s largest underground-cum-elevated interchange at the 31,920-sqm Majestic station, has its own long-term commercial expansion plan. Over one million square metres of commercial development and Bengaluru’s largest metro parking facility are envisioned in future phases.

With Bengaluru’s transport demands rising, the proposed redevelopment is expected to reshape Majestic into a high-capacity, pedestrian-friendly and commercially vibrant hub fit for the next several decades.
