Bangalore Airport Hotel Limited invites bids for a feasibility study as Kempegowda International Airport prepares for high-end hospitality expansion within the Airport City
Kempegowda International Airport (KIA) in Bengaluru could be set for a major boost in premium hospitality, with plans emerging for a luxury or ultra-luxury hotel within the airport premises. The proposal is still at an exploratory stage, but formal steps have already begun.
Bangalore Airport Hotel Limited (BAHL), a subsidiary of Bangalore International Airport Limited (BIAL), the operator of KIA, has floated a Request for Proposal (RFP) to appoint a consultant for conducting a detailed feasibility study for the project.
The RFP clearly outlines the scope of work as “conducting the feasibility study for a luxury/ultra-luxury hotel project at KIA, Bengaluru, for BAHL.” The study will assess commercial viability, demand, scale, and overall feasibility of adding a high-end hotel to the airport ecosystem.
If the project moves forward, it will add to the existing and upcoming hotel infrastructure at the airport. At present, the Taj Bangalore, a five-star property located just 250 metres from Terminal 1, is already operational. The hotel has 370 rooms and caters primarily to premium business and transit travellers.

In addition, a large Combo Hotel project is currently under construction on the airport premises and is expected to become operational later this year. This development will include a 450-room Vivanta hotel (four-star) and a 325-room Ginger hotel (three-star), taking the total room count of this project to 775 rooms. The Combo Hotel forms a key part of the larger Bengaluru Airport City development.
Once operational, the Taj Bangalore and the Combo Hotel together will offer a combined inventory of 1,145 rooms within the airport campus.
According to Bangalore Airport City Limited (BACL), which is overseeing the development of the 463-acre Bengaluru Airport City, a demand assessment has indicated strong potential for hospitality growth. The study suggests that the airport city can eventually support up to 5,200 accommodation units (keys) to meet future demand generated by aviation-linked business, tourism, transit passengers, and commercial activity.
The proposed ultra-luxury hotel, if approved after the feasibility study, would cater to the top-end segment, further positioning KIA as a comprehensive airport-led urban hub rather than just a transit point.
For now, the project remains at the study stage. However, the move signals BIAL and its subsidiaries’ intent to expand premium infrastructure in line with the airport’s long-term growth and the larger Airport City vision.
