Bengaluru’s luxury real estate market, defined by homes priced at Rs 10 crore and above, has recorded a sharp 59% surge in sales during the fiscal year 2024-25, reaching an all-time high of Rs 1,000 crore in total value. This is a significant jump from Rs 627 crore in the previous fiscal, marking a new milestone for the city’s high-end housing segment.

The number of luxury units sold rose from 51 in FY 2023-24 to 78 in FY 2024-25, with properties priced between Rs 10 to 12 crore leading the demand. This segment has witnessed increasing interest from a new generation of wealthy homebuyers including CXOs, startup founders, and globally connected professionals. These buyers are not just acquiring homes—they are investing in premium lifestyles, modern amenities, and long-term asset appreciation.

Experts believe this signals a new phase of maturity for Bengaluru’s luxury housing market, supported by strong fundamentals and evolving buyer preferences. Hebbal stood out as the top-performing locality, accounting for 22% of the total sales value and 19% of the units sold. Other emerging hotspots like Varthur and Gunjur are also gaining traction, thanks to their proximity to major IT hubs and enhanced connectivity through metro rail and road infrastructure.

The city’s growing appeal lies in its robust tech-driven economy, increasing disposable income, cosmopolitan lifestyle, and relatively high rental yields. Infrastructural developments, corporate expansions, and metro connectivity have further strengthened buyer confidence.

With a steady influx of high-net-worth individuals and continued demand for quality urban living, Bengaluru’s luxury housing market is poised for sustained growth, redefining real estate benchmarks in the city.
