Government approves land acquisition for BDA’s 6 new townships along PRR-2

Karnataka government approves preliminary land acquisition for six layouts along Peripheral Ring Road-2, marking a ₹27,000 crore expansion drive.

The Karnataka government has formally cleared the Bangalore Development Authority’s (BDA) ambitious plan to build six new townships along the Bengaluru Business Corridor-2 (BBC-2), a ₹27,000 crore project designed to address the city’s soaring housing demand.

With approval in hand, the BDA will issue a preliminary notification to acquire 854 acres of land across 21 villages. These lands will support the development of six layouts spread across 6,217 acres, positioned strategically along the 30-km-long, 100-metre-wide BBC-2 stretch from Hosur Road to Mysuru Road via Bannerghatta Road and Kanakapura Road.

The layouts are planned with residential zones and 24-metre-deep commercial plots on both sides of the corridor, creating a new business and residential hub in Bengaluru’s fast-expanding outskirts.

The government’s approval sets the stage for BDA to move forward, but the final takeover of land will happen only after the 6(1) notification, which vests full ownership with the authority. Landowners will be compensated under the 40:60 scheme, where farmers retain 40% of developed plots while BDA keeps 60%.

Deputy Chief Minister D.K. Shivakumar rebranded the project from its earlier name, Peripheral Ring Road-2, to Bengaluru Business Corridor to attract investors. The mega initiative will unfold in two phases:

•    BBC-1: Tumakuru Road to Mysuru Road
•    BBC-2: Hosur Road to Mysuru Road

Of the ₹27,000 crore estimated cost, ₹20,000 crore will be spent on land acquisition and ₹7,000 crore on civil works.

Despite the government’s green light, farmer resistance threatens to slow progress. At a recent meeting with BDA chairman N.A. Harris and BBC chairman L.K. Atiq, farmers rejected the current compensation model, demanding settlements under the 2013 Land Acquisition Act. The negotiations ended without consensus, highlighting the challenges ahead.
